JOB SUMMARY

Responsible for the financial aspects of various client accounts from a corporate and client perspective for real estate services as assigned, including new/expanded client pursuits, transition of new/expanded clients, on-going operations, and transformations. Key member of the account's pursuit, transition, and operational senior leadership team, ensuring the financial impacts of all key strategies and decisions are considered. Establish and maintain excellent relationships with internal and external clients. Effectively recruit, lead and manage various finance teams and work within the matrix reporting environment with GWS Finance, account Alliance Director, Corporate Accounting and Real Estate Accounting Services on all aspects of accounting requirements and reporting.


ACCOUNTING FOCUS

Manage and oversee all general accounting functions, including month-end close and financial analysis.
Ensure that standard accounting policies, practices, and procedures are implemented and working effectively.

Comprehensive knowledge of contract terms, establish control procedures to ensure contract performance and readiness for audits and financial results are in compliance with contract.

Manage and monitor the development, analysis, evaluation, coordination and implementation of client financial and management reporting requirements.



Ensure on-site finance team is working with assigned dedicated client accounting team on all day-to-day and month-end accounting procedures for customer, analyzing expense and balance sheet activity, coordination of vendor payables, streamlined procedures for billing/collecting.

Ensure dedicated finance team is working with assigned dedicated corporate accounting team on all day-to-day and month-end accounting procedures for the account results, including P&L activity (management fees, fee splits, gross-up entries, reclasses, etc.), balance sheet activity (deferrals, accruals); accounts receivable / cash application, ensures accounting is performed in compliance with GAAP.

Monitor and evaluate all accounting process to ensure continuous improvement.

Ensure appropriate internal controls are in place and effective, resulting in limited risk in financial accounting/reporting.

Supervise, coach, develop, motivate and evaluate staff.



FINANCE FOCUS

Responsible for all monthly reporting and communication of account results to Alliance Director, GWS Division Finance and Division leadership

Responsible to ensure delivery of timely and accurate monthly financial reports (P&L's, GL Detail, A/R, forecasts, etc.) and all related variance reporting

Coordinates strategic financial plan process

Responsible for all budgeting, forecasting, and financial planning and analysis functions - client and corporate

Responsible for scorecard reporting and metrics, value savings initiative tracking, reporting and communication of KPI performance and monitoring

Supervise, coach, develop, motivate and evaluate staff



NEW/EXPANDED/TRANSFORMATIONAL BUSINESS FOCUS

Responsible for the development of pricing models and commercial pricing analysis for new pursuits / renewals /expansions working with the Sales Solutions Team and GWS Finance

Responsible for leading the finance/accounting transition for new/expanded client contracts, including developing, implementing and operationalizing the finance and accounting processes and recruiting,
hiring, and training the dedicated finance team. Responsible for leading finance/accounting transformation projects on accounts as assigned.


OPERATIONAL FOCUS

Continually refine and improve current methods and business processes to improve productivity and improve communication

Partner with AD on overall client financial priorities and ensure financial data is delivered timely and accurately

Ensure effective internal and external client relations through communication of processes, procedures, service delivery, and service limitations, increased communication with LMA, Division and AD

Proven record of providing excellent internal and external customer service, personal involvement in fostering client relationship

Continuously evaluate financial resource needs, measure productivity and report findings to management as appropriate

Review and approve all ad hoc financial requests (client and corporate) to ensure requests are appropriate, consistent with contractual scope of work, and current staffing levels are adequate to deliver on such requests.

Work to identify and mitigate financial and operational risks

Responsible for all financial aspects of measuring our progress towards achieving any savings
commitments, including monthly reporting and risk analysis.

Work with Sourcing Group for vendor contract compliance

Liaison with IT and other platform systems and projects


Driver of Initiatives, such as development and implementation of employee training programs



COMMUNICATION SKILL

Excellent oral and written communication skills to communicate clearly and effectively with peers, business people and management.

Ability to comprehend, analyze, and interpret the most complex business documents.

Ability to effectively interact with management, employees, auditors, client etc. and respond effectively to the most sensitive issues.

Ability to write reports and manuals using distinctive style.

Ability to motivate and work collaboratively with business partners, key employees, top management, and client groups on various projects.

QUALIFICATIONS


EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS) from a four-year college or university in a business-related field. Requires a minimum of six years related experience to include at least three years in a lead or supervisory capacity. Public accounting experience preferred.


10+ years' experience preferred in field of general accounting/finance AND comprehensive technical knowledge and understanding of general accounting and finance functions, or any similar combination of education and experience 7+ years of supervisory experience preferred.


Must have demonstrated ability to motivate and work with a team, train personnel, and handle complex employee issues confidentially and fairly. Experience managing remote employees is a plus


Familiarity with and adherence to standard accounting principles and controls, real estate finance experience


Demonstrated ability to exercise independent judgment in making decisions and resolving complex problems related to general and technical aspects of the job. Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results.


Demonstrated ability to develop and present executive level financial reports.


Ability to manage multiple priorities with high flexibility and rapid response time


Excellent analytical, quantitative and presentation skills


Strong interpersonal and written/verbal communication skills


Strong work ethic, proactive, and adaptable


CPA or MBA preferred but not required (depending on experience)



COMPUTER TECHNICAL REQUIREMENTS:

Heavy experience in Microsoft office products specifically in Excel, Word and PowerPoint


Accounting software packages: Peoplesoft financials, JD Edwards, Oracle, etc.
Cognos Planning


Experience with database packages and system conversions
